Picture makes for perfect

Imagine that you are a buyer and say looking for a property out of your area.Most buyers start their search online. Most would of viewed your property on the Internet before they have even decided to inspect your property. In my opinion its paramount that you have fantastic photographs taken of your property . I always encourage my vendors to have professional photography done.You don't want potential buyers deciding that your property is not for them because they have judged your home from the poor photographs on the Internet. Great pictures equal more inspections. Remember a sale can be lost by one click of a mouse. If your house does not stand out and attract buyers to inspect your home, well my friend unfortunately you have lost a sale. Next month I will be focusing on how to best present your home for the photographer.

Stand out from the rest

When selling your property ask yourself what makes my property different from the competition. How can I make my home stand out from my competition. Selling  a house is about first impressions. First impressions can be the initial drive-by,do the buyers like the look of the property from the outside. Make sure the front of your property is in tip top condition. Are the lawns mowed. Is there any rubbish that needs to be removed. How are the the gardens looking,do they need a spot of color and what about the weeds. How are those gutters and eaves looking? What about the windows and blinds are the clean and in good condition? Consider all these things before the for sale sign goes up. Remember you only get one shot at a first impression.

Say no to an empty room

When a room is empty, buyers tend to focus on the negative points rather than the positive points.
It is so much easier to notice cracks in the walls, paint chips, missed repairs, if buyers have nothing else to look at other than a boring empty space. On the other hand, when a home is welcoming they will focus more on how they can live in that house rather than what they don't like about it. Simply furnished rooms tend to work best,they show the size and future potential of the room. Try and keep the colour neutral and add splashes of colour with cushions,art ,rugs etc.

Empty room – No way

Empty rooms look smaller and buyers cannot see how much furniture they
will be able to fit in the room they cannot envision how to set up the
room functionally – where will the sofa go, what about the television?
An empty home is much harder to sell than a furnished home. Don't put yourself behind the eight ball before you even get started. If you have no choice and have to take your furniture with you.
Why not go to fantastic furniture,  they have some great cheap furniture .The final sales price will be worth it!

Furniture determines size


Furniture helps determine the size of a room, especially bedrooms, which can range from single through to king.  The same is true for lounge and dining settings. Furniture reflects whether the room can comfortably seat two to ten. The best thing that I can suggest is not to over crowd, nothing worse than a buyer trying to squeeze in behind a lounge to get into another room. Ask yourself can I move through my home comfortably.

A well furnished home

A well furnished home is much more appealing to a potential buyer than a cold empty property. Furnishings provide warmth and ambience to a home. A furnished home will help buyers visualize they can see the room size and be inspired by possible design/layout ideas. Lamps, side tables, occasional chairs, mirrors, and artwork help to create mood and lifestyle.
