The property needs to be as neutral as possible when the potential buyers first see it. Property styling is all about setting up the property for sale so the buyers can visualise themselves in the space and imagine moving into your home. By making your property as neutral as possible they can more easily see themselves in the backyard having a BBQ for their family and friends. And by adding a few nice pillows to your outdoor setting you can create an invitation to let the buyers imaginations run wild.

For some instant colour and fragrance

For some instant colour and fragrance place some fresh herbs by the backdoor or on the window sill in the kitchen. Instant WOW not to mention the fresh aroma and the fresh ingredients at your finger tips. If you do not have any herbs in the garden use anything green out of the garden. It is  amazing at what a jug of greenery can do to liven up a dull bench.

I say let's reduce your days on market and style your home to sell. Start at your front door and walk around your property as if you were a buyer. Mmm now what do see that you do not like? Remove it, the clutter, the magnets, the pictures, the piles of junk,  and clean and clean some more!

Outdoors in the cooler weather



Generally we tend to neglect the exterior of our homes and the outdoors living spaces in the colder months.

  • Make certain that the gardens and lawns are manicured and weed free. 
  • Trim back all those dead branches.
  • If your garden is lacking colour add some colourful plants.
  • If you have a swimming pool keep it pristine, a dirty pool is very off putting to a potential buyer.
  • Clean the windows and get rid of the cobwebs.
  • For inspections add some bright cushions and throw rugs to the outdoor entertaining area. Instant Wow.
  • Remember your buyer is judging your home from the outside. First impressions really do count

Get organised to sell

Man up and toss it
We all tend to collect allot of junk. Consider this... If you haven't used it in over a year you probably wont need it, or even fit into it again! Get rid of it.

Become a donating queen (or king) help the local Op shop
Have a separate Section for Charity items to donate. I find that piling charity items at the front door will encourage you to get them in the car ASAP.

Depersonalise
Don't forget to hide the nudie Photo's (don't laugh people actually leave them on their walls) oh yeah and the bottles of massage oils etc...

Pack up your personal photographs and family Heirlooms, sorry ladies the teddies on the bed have got to go!

Create a mood



Create a mood with lighting. By leaving your mood-lights on before the open house you create a nice ambiance for the property, you obviously don't want every light in your house turned on but  a few here and there to set the tone. And if you have a fireplace get it burning it creates a very comfy mood. Just make sure you are close by so when the real estate agent leaves you can get home quickly... we don't want any fire mishaps.

First open home








The furnishing the accessories and all the little finishing touches really help give your property that wow factor.You want buyers to walk in and feel right at home! Have some scented candles burning, some soft music playing, some of my clients even bake cookies or cakes and have them on the bench for the potential buyers to try! 

Remember first impressions really count.

Ask yourself, who do you want your property to appeal to, what do you need to do to make your property more attractive for sale. Change the ambience of your property to reflect the homes best features and think about the type of buyer you are trying to attract. For instance if you own an inner city apartment, you need to change the ambience of the property to reflect a stylish comfortable inner city apartment, and on the other hand if have a Victorian style home, select furnishings and accessories that compliment the period of the property.
