Stress Less

Having your home on the market during Christmas can be stressful during the Christmas period.

For a little less stress try some de cluttering - look at it as a pre-move de-clutter, you will be a step ahead when it comes to packing when you have sold.

Prioritise  - You will not have time to de clutter the whole house, I suggest de-cluttering the areas that the potential buyers are going to see.

Clear out the Junk - clear bench tops and top with some fresh flowers or a nice trendy Christmas ornament.

Try a glass vase filled with colourful Christmas balls.

Clean Clean Clean - Nothing more inviting than the smell of a fresh clean home.

19 Days to go!

Welcome the potential buyers with a Christmas wreath on the front door, and a well dressed tree complimented with matching wrapped gifts. Remember when selling at Christmas less is best! Frosted windows with Santa and reindeer's are a big NO NO!

Chrissy countdown

First of December and Christmas is knocking on the door... I thought I would focus this month on how to set your property up for sale during the Christmas period. How to celebrate the same way as you always do but not interfere on the sales campaign of your property. I often get questions on how to schedule open homes over this period and if it is appropriate to have Christmas decorations up or not. So for the next few weeks we can countdown to Christmas together and have a look at how best to prepare your property for sale during the festive season.

Roll up your sleeves

It's the least fun way to give your kitchen a makeover, but believe it or not, cleaning and getting rid of clutter will go a long way toward making your kitchen look fresh and inviting.

Wash the curtains, or replace them with a trendy new blind. Clean the windows. Wash the cabinetry, and you'll be surprised how bright it seems. De clutter and select your best gadgets to be displayed. Tackle the oven and dishwasher, buyers always open up the ovens and trust me nothing worse than a smelly dirty oven.

Selling tips

Make your property more attractive to buyers. Listing your property for sale can be both exciting and terrifying, however some small changes can make a big impact on your property's attractiveness and ultimately the final selling price.

Get Organised

Love an organised pantry
Organise your pantry into their appropriate sections, cans, condiments, packages etc. I find that putting small packets into containers/baskets really helps. Also get some larger baskets and put in all your sauces etc, line the baskets with paper towel. This Will keep you super organised and keep your pantry much cleaner.

Tupperware - Plastic Fantastic
Now seriously girls check out your Tupperware cupboard, how many un-matching lids and containers did you find? Do you ever wonder what really happens to them? A bit like the odd socks. Be brave.. be a tosser and get rid of them.

Clean clutter free walls
Create a clean cut organized look. Nothing worse than the ceramic flying ducks hanging alongside your Bali painting from the 80s. The buyers coming through your house must be able to relate to your home and see themselves fitting their life and family in there.

Tips for moving!

This is a great opportunity to get rid of clutter. Go through your garage, attic, storeage areas, and make hard decisions on what you no longer use. Have a garage sale to get rid of old furniture, household goods, sports equipment, etc a month or two before you move. Not only will this get rid of infrequently used items, it will free up space so you will be able to see what else you have to pack/move. Deciding not to take infrequently used items with you also saves on moving costs.

Selling tips

Divorce yourself from your house the moment you decide to sell. Seriously. It is no longer your home, it is a piece of property you are selling. This is business, not personal. Look at your house with fresh eyes. Would YOU buy this house as it looks now at the price you hope to receive? No? Well then get cracking!

Tips for Moving

If you are moving yourself, head to your local liquor, or paint shop for empty boxes. Check your local supermarket or fruit shop also for moving boxes.
If you are packing yourself, use bubble wrap (you can buy this at a packing or office supply store) or blank newsprint (to prevent black ink smudges of printed newspaper) dirtying your things, use packing peanuts for breakables. Use your towels to pack away larger breakables, and use your cushions and place them between furniture. Get a few moving blankets and place them over your furniture to prevent furniture dings.

Selling tips

Curb appeal matters. You don’t have to repaint your house or replant the gardens, but make sure the lawn is mowed, the weeds are pulled, light bulbs all work, and any chipped paint has been touched up. If you will be living at the house while it is on the market, flowers in the garden or in pots by the door can add a wonderful, lively pop of colour.

Selling tips

Paint is your friend. A fresh coat of paint in a builder’s beige or white can freshen up a room and provide the biggest bang for the staging-buck. Not every room needs to be painted if you don’t have time – just paint the main rooms people will walk into, the ones immediately seen. I once sold a house with raspberry paint in one bedroom, and orange paint in another bedroom. It didn’t matter. By the time the couple got upstairs, they were already in love with the downstairs, and painting the upstairs didn't concern them. These clients could see past the paint, however some buyers will not. A good first impression can sell your home.

Tips for moving

If you have removalist, designate a “do not pack” room, and tape signs to the closed door stating “do not pack”. In that room store medicines, toiletries, jewellery, electronics , food, personal papers, towels and bed linens, as well as a suitcase full of clothing. Move these items yourself. Set up a second suitcase or box with “first day” items such as toilet paper, light-bulbs, a set of towels for each family member, soap and garbage bags.
