The property needs to be as neutral as possible
The property needs to be as neutral as possible when the potential buyers first see it. Property styling is all about setting up the property for sale so the buyers can visualise themselves in the space and imagine moving into your home. By making your property as neutral as possible they can more easily see themselves in the backyard having a BBQ for their family and friends. And by adding a few nice pillows to your outdoor setting you can create an invitation to let the buyers imaginations run wild.

Art puts your home on the map
Loving where you live is a central factor for most home buyers, and the first thing that draws buyers in to a property is often its location. Use this to your advantage: choosing landscape paintings and photographs of the area, be it the city, the countryside, the outback or the ocean, can encourage a buyer to imagine their life in this environment. Further to this, bringing in well-known and celebrated cultural aspects of a region through art, such as indigenous artworks, can tie a home to the land’s heritage and history, enriching the value and importance of the place both
financially and socially.

Boost cultural significance and value to a home with relatable artwork, such as this piece by indigenous artist Dorris Temay.

Art creates focal points
Does the perfect home exist? Perhaps, but then it probably wouldn’t be up for sale! “Using art in a home that has a few unexciting elements can help bring out the best in a space, and draw attention away from its grey areas by turning them into vignettes,” Bluethumb’s interior specialist Alex suggests. Using several pieces in a cluster to create a gallery wall is another option bringing the buyer to focus on a particular feature while diverting them away from others. Online curations centring on themes or styles can boost inspiration when installing art at home in preparation for a sale. Whether one piece is displayed or several, the important thing is that the art selected flatters the room while downplaying the undesirables.
Tropical prints are big this Summer! This piece by Donna Maloney energises a room by mixing bold leafy greens with house plants.

Suitable arrangements
Create a styled vignette on an otherwise empty sideboard or coffee table by grouping ceramics, glassware, geometric shapes or ornaments in threes or fives. Be sure each grouping of objects has similar or complementary colours and different heights and shapes for the most aesthetically pleasing result.

One of the quickest and easiest ways to create a sense of luxe is to layer items.
Layer, layer, layer
One of the quickest and easiest ways to create a sense of luxe in the bathroom is to layer items.
You can use this trick all around the bathroom. Stacking a soap dish on top of a folded face towel or on a concrete trivet, placing several items on a towel on the bath shelf, and even simply placing one towel on a stool by the bath tub. How gorgeous does this pot plant look!

Not the kids room
I can hear all of you saying NO Way my kids rooms are disaster areas. Ha ha I agree. Frustrating but true. See below a couple of ideas that will help with the photography and also help you to stay organised whilst you are selling.
- Firstly get rid of the clutter
- Pack away (in the garage or roof) any unused toys, books and clothing
- Clean the walls and remove any excess drawings paintings etc
- Paint the room if need be
- Launder the bedlinen
- Freshen up the bed with some new cushions and a throw rug
- Make sure the window furnishings are in good order and are clean
- Maybe have the carpets cleaned
- Pop a rug on the floor to brighten up the room

Free Photography for May
When talking to my clients about professional photography I always stress the importance of it, especially on the websites, signboards and window displays
It's really paramount to have great photography. If the pictures look unprofessional or dodgy, we find that buyers instantly form an opinion of the property before they have even stepped inside your home
Professional photography can make all the difference to the final sales price of your home. List with me for the month of May and I will pay for your professional photographs. "Because I want to help you make a move"

Blitz the backyard - Set up for the perfect shot
I just love my backyard. Back gardens in my opinion are a place to unwind relax and entertain. Of course if you have children you want a safe environment for them to play in.
You want your potential buyers to imagine themselves having fun and creating lots of great memories in the garden. Birthday parties with the kids, barbies with your friends and long Sunday lunches under that great big oak tree!
Before the photographer arrives:
- Mow the lawn
- Trim the edges, get rid of anything that is dead or tired looking
- Scrub the paths
- Clean up after the animals, put their food bowls out of sight
- Tidy up the toys
- For a real "wow" add some fairy lights to the pergola or veranda
- Clean and tidy the BBQ area
- Weed the gardens and trim any overgrown bushes or shrubs
- If necessary add some colour to the gardens with some lovely bright flowering plants
- Set the table as if you are entertaining
- If you have large paved or concrete areas invest in some big pots for that instant WOW
- Add some cushions and throw rugs to seats and benches, for instant colour
Presto a garden that any buyer would love to own!
