Don't spend a fortune on Xmas table decorations, instead use some of your favourite objects around the home and give them a Christmas makeover.
For example tie some red ribbon around a favourite vase and make little place cards out of some left over wrapping paper.

Great open space

The clients have removed all personal photograph's and decluttered the living space, therefore making the space feel spacious and open. The space is easy for buyers to walk around without running into things. The flowers are a great touch also.

Bedroom 1

Before:

Look at the difference between the two photographs, professional photography really makes difference doesn't it.

After:

Look how fresh and clear that view looks. The removal of the cabinet in the corner and relocating the chair really  helps to open up the room and of course enhance the views.

Bedroom 3, what a difference

                                                                    Before:

In this spare bedroom  I asked the vendors to remove all excess furniture and items that were cluttering up the room

After:

How cool and inviting does this room look now, somewhere to go and rest quietly and read a book

Friday, November 2, 2012

I am going to do something a little different this month. Let me explain. When I list a new property I like to give the vendors advice on how to best present their homes for sale. The better a property presents the more likely that the seller will achieve a better sales price. I like to go room by room and make a list of what I think  needs to be done to make the property present at it's best for sale. Come on the journey with me and take a look at the before and after shots. You will be amazed!

Change the floor?

Changing the flooring can be a great move to drastically change the feel of a home, however you run the risk of the buyer not liking what you have done.

A more affordable and flexible alternative can be to replace the carpet or lay some big rugs.Think about perhaps ripping up the exisitng carpets and polish up the concrete or floorboards. Thats cheap to do and will look great!

Go green

An environmentally friendly home definitely has buyer appeal.
The best way to make your home eco-friendly is to install a water tank and convert to solar power.
With the rising costs of power and water, prospective buyers will welcome the future savings.

Windows

You will not believe this, but by cleaning your windows is the easiest way to transform the look of your home.
  •  Clean windows will let the sunshine in to light up your home, don't forget to open the blinds and curtains when at all possible
  •  Clean windows can bring the outside in making your home feel larger and definitely more inviting
  • I agree cleaning windows is really the pits, however I will guarantee the final result will be well worth it

Flooring

I really hate walking into a home to be greeted with filthy carpet or dusty floors with dog hairs and fur balls. It can instantly put a buyer off

  • Firstly give the carpet a good vacuum and If you can spot clean the stained areas, however I would recommend that you hire a professional to steam clean all the carpets if they are heavily stained.
  •  Air rugs
  • Vacuum and freshen up with a carpet deodoriser
  • Spot clean them if necessary.

For the timber floors
  •  Give them a good vacuum then wash with a timber floor wash and polish if need be
  •  Add some rugs in the heavy traffic areas, this helps prevent dirt being trodden into the floor

Curtains and blinds

  • Curtains and blinds can really make or break your room. Nothing worse than dirty smelly curtains and blinds.
  •  Treat curtains very carefully launder them on the delicate cycle of the machine, or if they are too big for you to handle take them to the laundromat.
  • Add some lavender oil to the washing cycle... instant spring smell
  • As for the blinds, most fabrics can be spot cleaned with a mild soapy water (always test spot first)
  • You will be amazed at how fresh your room will feel.
  •  Don't forget to let as much natural sunlight in as possible.
  •  Buyers love light filled rooms, let there be light when at all possible

Bed linen

Whilst we frequently wash our bed linen throughout the year, its the doonas, pillows and cushions that we seem to forget about. Some can be laundered in your washing machine, however for the bigger items take them to your local laundromat and let them do all the hard work for you. Always check the washing instructions first

I say there is nothing like jumping into a freshly laundered bed! Ow yer love it!

                                                           So fresh

Get Fresh....Spring has sprung

Thank goodness the Winter is behind us and spring is finally here Yay! I cant wait for the warmer weather.
Spring is a great time to give your home a spring clean as the sunshine reveals the built up grime and dust that has built up during the gloomy winter months.
Together this month lets go room by room and focus on one space at a time to get your place sparkling for the spring and ready in time for the open homes and inspections

Re invent your living spaces. Check out this great website housetohome

Zesty yellow living room with bay window

This room is all about balance and symmetry of furniture, accessories and colour. We love the way this bold, mustardy yellow brings life to an otherwise neutral living room scheme. Scatter cushions on the sofa draw inspiration from the wall colour, pulling the sophisticated look together beautifully.

Bathroom Bliss

Turn your dreary old bathroom into a fantastic peaceful place without blowing the budget.
  • If your tapware is old and outdated, replace it with a funky new look
  • For some indulgence add a new stainless steel towel rail for those who wish to be more indulgent how about a heated one.Top with some new towels. Instant luxury
  • Pampering treats will ensure that your bathroom has a relaxing feel about it. Add some colourful soaps, handwash and candles ( all in colour co- ordination of course)
  • If the grout in the shower and bath is looking drab, re grout the tiles. This makes an amazing difference. One of the best tips that I will ever give you for the bathroom

Fresh or artificial flowers not only add colour but bring the inside
                      out

Light up

Every home needs at least one WOW factor. Look at your lightning and think about replacing the old amber shade with something that stands out and makes a lasting first impression.
Table lamps and floor lamps also give that WOW factor. They also indeed help create a warm atmosphere and ambiance during inspections and open homes.

All in a row

Baskets placed in a row under a bench or table will help you keep things organized whilst you are selling your home.Especially if you are in a hurry to get things away. Have one basket for each family member/ each room. Easy to sort out later when you have more time.

                                                            Great idea
