No more sleeps!



I have a list of folks I know, all written in a book and every year at Christmas time I go and take a look and that is when I realized that these names are a part not of the book they’re written in, but of me and my heart. 
For each name, stands for someone who has crossed my path at sometime and in that meeting they’ve become the rhythm of the rhyme. And while it sounds fantastic for me to make this claim, I really feel I am composed of each remembered name, and while you may not be aware of any special link, just meeting you has shaped my life more than you can think, for once you've met somebody the years cannot erase the memory of a pleasant word or of a friendly face. 
So never think my Christmas greeting is just a mere routine of names upon a Christmas list, forgotten in between for when I am but a total of many folks I’ve met and you happen to be one of those I prefer not to forget and whether I have known you for many days or a few in some way you have a part in shaping things I do and every year when Christmas comes I realize a new the biggest gift life can give is meeting a person like you and may the spirit of Christmas that forever and ever endures leave it’s richest blessings in the heart of you and yours. 

Merry Christmas from me to all of you! Hope you all have a nice time over the holiday period. 

I will spend the holidays with my friends and family and I look forward to some sailing and relaxing at home. Can not wait to feel the fresh breeze in my hair and a nice glass of wine in hand, relaxing and rejuvenating. Just what is needed to get back into all the exciting things coming for the new year ahead.

How to celebrate the same way as you always do but not interfere on the sales campaign of your property. I often get questions on how to schedule open homes over this period and if it is appropriate to have Christmas decorations up or not. Express yourself

You have always been creative that's why you have purple, yellow and red feature walls  that adorn your home. People love bright colours don't they.

WRONG:
When selling you really need to tone it down a little. A neutral colour is always best. Use your creative side with the use of bright soft furnishings etc... A Neutral home will photograph much better than a home that has brightly coloured walls etc. It will also appear much larger.

Animals

The dog is part of the family he can stay inside when buyers inspect the property and the cat doesn't hurt anyone just don't let it go outside.

WRONG:
Animals especially larger dogs can really make buyers feel quiet anxious. I know this from personal experience. Nothing worse if you have a fear of dogs and the vendors dog is at your feet. All you want to do is get out as quick as you can! And as for not letting the cat out...We are here to sell the house not worry about the cat escaping. Pets belong outside during inspections.

WRONG:
Remove the extra furniture that clutters up the room. You want your buyers to be abel to walk around comfortably.

WRONG: Best to put all the kids tropys and your favourite footy team stuff out of sight! You don't want to upset someone that barracks for another team now do you! Ha HA

Smelly


Don't worry about emptying the kitty litter. After all you did it yesterday, right? It really doesn't smell that bad does it? Oh yes and what about the cigarette smoke and the pile of dirty clothes on the floor?

WRONG: Nothing more off putting for a buyer than a house that smells stale or stenches of cigarette smoke / animal. We often become unaware of the smell of our homes. Ask your friends for their opinions.

  • Definitely empty that kitty litter every day, better still keep in outside in the garage
  • Ventilate the home
  • Place some air fresheners throughout the home
  • Please empty those ash trays and don't forget about the ones outside.
  • Keep dirty clothes out of sight
  • Freshen up the bedlinen and wash the cushion covers 
  • Rid the place of dog hair
  • Put the animal bowls out of sight
