See below some quick tips for the exterior of your property:


  • Mow the front & rear lawns
  • Weed the gardens
  • Trim the edges
  • Chop and trim any over grown trees and shrubs
  • Remove any rubbish that's lying around. Old pot plants, unused toys etc.
  • If you have a pool, please make sure it is clean.
  •  Remove pool cleaning apparatus out of sight
  • Get rid of the cobwebs
  • Clean your windows
  • Make sure your blinds and curtains are clean and present well from the exterior of the property.
  • Do any necessary paint touch ups. How about a bright red front door?
  • Clean and freshen up the veranda.
  • Make sure all door hardware is in good working order. You don't want your knob to fall off do you!
  • If time permits add some colourful flowers, they will instantly brighten up your garden.
  • Why not put 2 pots either side of your front door - Instant wow!

Imagine that you are a buyer and you are  time poor and do not have the time to physically inspect homes for sale.These days most buyers start their search online. Most buyers would of viewed your property on the Internet before they have even decided to inspect your property.

 In my opinion its paramount that you have fantastic professional photographs taken of your property . I always encourage my vendors to have professional photography done.

You don't want potential buyers deciding that your property is not for them because they have judged your home from the poor photographs on the Internet or in the real estates window display. Great pictures equal more inspections.

Remember a sale can be lost by one click of a mouse. If your property does not stand out and attract buyers to inspect your home, well my friend unfortunately you have lost a sale.

The property needs to be as neutral as possible

The property needs to be as neutral as possible when the potential buyers first see it. Property styling is all about setting up the property for sale so the buyers can visualise themselves in the space and imagine moving into your home. By making your property as neutral as possible they can more easily see themselves in the backyard having a BBQ for their family and friends. And by adding a few nice pillows to your outdoor setting you can create an invitation to let the buyers imaginations run wild.

Should I put off buying a home during this period?

No. If it’s the right time for you there’s no reason why you shouldn’t buy a property now. If you wait for better market conditions you may end up waiting for years. However, it never hurts to be cautious when making such a big decision, particularly when you’re buying in an uncertain market.

  • Buy well within your limits and keep money aside for unexpected costs.
  • Speak to a mortgage broker to make sure your home loan is structured well.
  • Buy with the help of a real estate agent who knows the local area well.
  • Do your own research, and find an area that’s likely to grow in future.
If you’re careful and get all the expert help you need, you should have no reason to worry about the market. Instead of delaying and watching prices go up and down, get the ball rolling on your property aspirations and get in touch with a local real estate agent you can trust.

Tips for getting your property ready to sell!


Make an entrance - Front Yard

  •     Add interest to your doorway with potted plants
  •     Pave a pathway to your front door
  •     Spruce up your front door with a coat of paint
  •     Consider improving privacy by adding a low wall at the front of your house
  •     If your hallway is narrow and dark paint it a light colour and add a broad floor 
  •     runner
  •     Invest in a new front door mat

Living Style - Lounge Room

  •     Use neutral colours in your living space
  •     Use receding colours like blues and greens to make the small space seem larger
  •     Find a focus in your room.  
  •     If you don't have a natural focus, add a feature wall
  •     Ensure your carpets are cleaned
  •     Ensure marked or damaged timber floors are re-sanded and polished
  •     Layout your living area to show how you live there

The Room That Sells - Kitchens

  •     Fix the floor by lifting old lino and replacing it with new lino, polished floorboards 
  •     or tiles
  •     If your bench-tops are scratched or stained, replace them with new laminate
  •     bench-tops
  •     New cupboard and drawer handles will add life to an old kitchen
  •     A fresh coat of paint will cover cooking splatters and add life to a drab kitchen

Along with a few key pieces  and accessories, greenery never fails to inject life, colour and texture into a poolside area. 

Ask your local nursery which plants work best near your swimming pool, but as a general rule of thumb, Banksias, Agaves, Native Fuschias and Palms are popular picks for Australian pool areas.

Property styling to sell

Before: Property styling, or home staging as it is known in the US, is becoming increasingly popular.


After: Sellers turn to professional stylists to improve the chances of selling a property.



                                                


With the growth in popularity of television shows like The Block and Selling Houses Australia, styling has become a lot more common, says Juliana Gowen, senior stylist at property styling specialists, Urban Chic in Sydney. “People realise the economic advantage of professionally presenting their property.” 
Home stagers can improve the selling chances of any home from luxury to budget. “Once it was only reserved for high-end market homes, however now we regularly style properties right across the board,” says Gowen. “Real estate agents are also very pro styling these days as it increases the level of interest in the property helping them them sell more easily while achieving a higher price for their client. It really is a win-win for all concerned.”
Gowen says that the art of property styling is showing potential buyers how the space works so that they understand easily how they could live comfortably in a particular home. They may even be swayed to choose a property lacking something on their wish list. “Buying a home is very much an emotional decision and if it feels right the buyer will often compromise on some of their requirements. Professional styling can achieve all of the above.”
Empty properties offer the best potential for styling she says but don’t be put off your selling objective. “Styling works particularly well where the property has been vacated and the stylist is able to co-ordinate a complete new look. We are often told by vendors, ‘Now my home looks this good I’m not sure I really want to sell it.'”

Soak Up a Sale - Bathroom

  •     Your bathroom must be spotless and tiles clean
  •     Fix or replace cracked basins, toilets or tubs
  •     Air your bathroom before inspections - bad smells are a buyer turn off!
  •     Add a little luxury with plump towels, handmade soaps, a plant or flowers
  •     Add some boutique bath products
  •     If your bathroom is small maximise space by putting the towel rail behind the door

Sleeping In Style

  •     Reduce the amount of furniture in small bedrooms to give the impression of space
  •     Storage is important - consider adding built-in wardrobes
  •     Add a little luxury with fresh linen, puffed pillows and extra cushions
  •     Dimmer switches create atmosphere in a bedroom
  •     De-personalise your bedroom but
  •     Add little touches like candles and perfume bottles

Step Outside - Backyard

  •     Trim your lawns and weed your garden beds
  •     Defining your garden bed borders
  •     Add a focal point
  •     Give the illusion of space in a courtyard by using large pavers
  •     Introduce colour with pots of whatever is in flower

Our auction on Monday night was a huge success, we sold 7 out of 9 properties under the hammer and exchanged on another one today. We had over 40 registered bidders, the most we have ever had!
