Create a mood

Create a mood with lighting. By leaving your mood-lights on before the open house you create a nice ambiance for the property, you obviously don't want every light in your house turned on but  a few here and there to set the tone. And if you have a fireplace get it burning it creates a very comfy mood. Just make sure you are close by so when the real estate agent leaves you can get home quickly... we don't want any fire mishaps.

Love candles

I am a big fan of candles and your buyers will be to. Light your candles to make your home smell gorgeous before and during buyer inspections. Candles not only smell great but create a great ambiance.

Great lighting!

How great do these lights look above the kitchen bench. Lighting placement is crucial in the kitchen area. These pendant lights also make a real statement.

No one likes to walk into a dark house in the middle of the day. When your agent is bringing buyers through make sure that you open all the curtains and leave the lights on. A well lit home presents much better than a dark home. For some inexpensive lighting check out Freedom

Simple makeover idea 4 - Set the mood for inspections

Nothing smells better than a fragrant smelling home. A fresh smelling home is inviting to your buyers, it instantly creates a mood (be careful not to go over board with the fragrance).
Ideally burn a scented candle about an hour prior to your open home and during the open home if you can Place candles out of harms way and out of the reach of small children
Don't forget to ask your agent to blow out the candles before they leave
A pot of fresh brewed coffee is also a great idea!
Some of my vendors have even baked cookies for the open home attendees!! Yummy
Think about the temperature in the home, if you have an air conditioner cool or heat the home for comfort
If you have an open fire and weather permits light the fire, it sure creates a great ambience
Make sure the lights are on and the curtains are open for your inspections
Give the home a good clean prior to the open days and inspections
Launder linen and make sure the beds are made correctly
Importantly- stash the junk and clutter

Expert tip: Fresh flowers are a worthwhile investment. Simple arrangements in glass vases look great.
You don't have to spend alot of money on fresh flowers wander in the garden and cut some greenery, you will be surprised at just how great the greenery can look

Love this- so cosy

Simple makeover idea 3 - Bedrooms

Simple touches in the bedroom such as crisp new linen in neutral colours really can enhance a dull and dreary bedroom.
Compliment the linen with a throw rug and cushions for a colour injection that pulls the rest of the bedroom together.
For that added wow factor add some matching bedside lamps.
Make sure that you turn them on during inspections and open homes.

Expert tip: Make sure that the bed is made correctly! No lumps and bumps.
