Make your spare bedroom inviting to potential buyers, treat the room to some new linen. If the room is dull paint a feature wall or if you are handy why not try some funky new wallpaper. You will be surprised at the difference a feature wall can make to a bedroom. Open the blinds or curtains and let some light in. If the blinds or curtains are looking tacky get some new ones pre made ones are inexpensive these days, they not only will look more attractive but will help with the overall appearance of the room. Stress less

Having your home on the market during Christmas can be stressful during the christmas period.

For a little less stress try some de cluttering - look at it as a pre-move declutter, you will be a step ahead when it comes to packing when you have sold.

Prioritise  - You will not have time to de clutter the whole house, I suggest de-cluttering the areas that the potential buyers are going to see.

Clear out the Junk - clear bench tops and top with some fresh flowers or a nice trendy christmas ornament. Try a glass vase filled with colourful xmas balls.

Clean Clean Clean - Nothing more inviting than the smell of a fresh clean home.

Outdoor Cheer

Draw attention to the front door, place two pots with Christmas bush either side of your front door and add some pretty decorations, instant wow! Don't forget to clean away the cobwebs and remove the old dead plants that have sat their for months. 

First impressions are so very important.

Save a penny or two!

Don't spend a fortune on Christmas table decorations instead use some of your favourite objects from  around the home and give them a Christmas makeover.

For example:  Tie some red ribbon around a favourite vase and make little place cards out of some left over wrapping paper.

How streamlined and practical does this room look now. I like the two single beds, this will appeal to a family or to a potential buyer as  maybe a holiday home. "Wow" the room looks so much bigger .

Brighten Up

Lighting up a home can make it feel larger,brighter and more welcoming.

 The first step is to look at improving the natural lighting in the property.
Open the blinds and get rid of the heavy drapes. Ideally remove any unnecessary blinds and curtains

Skylights are also a great way to achieve an abundant of natural light. They can make a huge difference to the interior of your home.

Think about some new modern lighting, replace outdated lights with some cool new fittings. I was so surprised at how cheap light fittings are these days.

The kitchen is the hub of the home it's where family and friends gather, its where the family chat and importantly it's where mum and dad cook up a storm for the family and have their daily catch ups.This area  really counts to a buyer. This space must be appealing to the buyer.
Look at your appliances are they really out of date and unattractive? Appliances are cheap to replace these days and could end up adding thousands to your final sales price.
 Also consider the tiles are the old fashioned? If so paint them with tile paint.
Revitalize the kitchen cupboards with modern new handles, they will bring back to life the dull old boring cupboards.

When someone buys  a property, they're buying the space inside it. If you can create more space then your place could be worth more to a buyer. You could try re arranging the furniture and de cluttering, however the most effective way to gain more space is to knock out a wall. Buyers are really attracted to open spaces.

 Label every single last box with black permanent marker … kitchen (kitchen dishes 1/30, kitchen silverware 2/30, kitchen gadgets 3/30, etc), bathroom, Sonny-boy’s bedroom. If you have movers packing for you, follow them around and label better than they do (kid A’s room, Kid B’s summer clothing). Label essential kitchen items as “kitchen essentials box 1/30″ so you aren’t digging through 30 boxes to make a pot of coffee. Have those boxes loaded last on the truck so they are first off. Keep a master list of all boxes, and how many per room (kitchen 30 boxes, kid’s room A 15 boxes, etc).
